Photo Album: Moist Crawl Space Gets Encapsulated in Toms River, NJ
Recently, we performed a crawl space encapsulation for a homeowner in Toms River, NJ whose crawl space was wet and muddy.
The Problems with a Dirt Floor Crawl Space
The main issues with a dirt floor crawl space is the moisture from the dirt beneath the home and high humidity issues. This will lead to several serious problems such as poor air quality, mold and mildew, dry rot, and structural damage.
Drainage Matting
First we cleared out any debris, leveled the grounds for proper draining, and installed a drainage matting. This dimpled plastic mat material is installed over a dirt-floored crawl space. The matting allows water to work its way over to the sump pump.
Wrap it Up
Next, we wrapped the walls and the piers with wall liner.
A Smart Drain
We installed a smart drain to allow any water that gets on top of the liner to flow down underneath the ground.
Install the Clean Space Liner
Then, we installed the clean space liner covering the ground of the entire crawl space.
What is a Clean Space Liner?
A clean space liner is a super-durable, 20mil plastic sheet material designed to permanently prevent moisture, outside air, and pests from getting into your crawl space. The vapor barrier is installed over the foundation walls and floor to create a continuous air and moisture barrier.
Dehumidifier
Finally, we installed a SaniDry XP commercial dehumidifier. The SaniDry XP directs the extracted water pulled out of the air into the sump pump.
Old Unventilated Door
The entrance to the crawl space had old, rusted gate that allowed outdoor moisture to enter the crawl space.
New Crawl Space Door
We removed the crawl space door and replaced it with an air-tight door that will help block outdoor air and moisture from entering the crawl space.
