Photo Album: Rotted fascia leads to wildlife break-in in Sea Girt
I was called in to assist another Cowleys technician who was in the process of doing wildlife exclusion work on a roof for a homeowner in Sea Girt and needed a helping hand. Wildlife exclusion involves any type of repair involved in sealing a potential entry point where wildlife could enter. We often do exclusion work in and around the roof, and one of the most problematic exterior part of a home for wildlife intrusions are soffits and facia boards that are weakened from water damage. The fascia board on a house is the vertical finishing edge that caps the end of the rafters, and is often where the home’s gutters are attached while the soffit is the finished wood or vinyl horizontal underside beneath the overhanging section of the roof eave. Once these building materials become water-damaged and start to rot, they become prime areas for wildlife entry. Raccoons, squirrels, and other wildlife can easily tear through these weakened materials in order to access the attic.

This job turned out to be more involved than what was originally anticipated. While he was preparing to do the exterior exclusion, he noticed the fascia was dry rotted, had lost its structural integrity, and needed to be replaced. As often happens, roof water seeps into the fascia and, over time, destroys it. It's no exaggeration to say that water is the number one enemy of homeowners that is often the source of many problems from insect and wildlife infestations to mold growth and other damage.

While we were working on the roof, we observed that the roof was aged and needed to be replaced, preferably sooner rather than later. For a homeowner, there are few things worse to deal with than a major roof failure during bad weather. At some point, reactive roof maintenance, simply fixing problems as they occur, is not a good strategy. There are too many hidden potential problems. A major roof leak will result in extremely costly repairs, and the roof will have to be replaced anyway.
The homeowner told us that he thought that his roof needed to be replaced,and he appreciated our confirmation of its condition. He will be contracting with a roofing company over the summer. The homeowner thanked us for doing such a good job repairing the roof trim, and we were glad to help him!

With my background in home construction projects, I was more than happy to help my colleague repair this damage. We replaced all wood with AZTEC-brand trim. This trim, made of cellular PVC, is highly durable and won't rot, cup, split, warp, or twist like wood when exposed to the harsh outdoor elements over time. With this new trim, the homeowner will never have to worry about wood rot again. For aesthetics, we wrapped the trim entirely with aluminum in order to match the home's old-style aluminum. When we were done, you could not even tell that the damaged materials were swapped out. Finally, we reinstalled the gutters to finish the job.
